How Much Does A New Roof Cost?
The first thing people want to know when researching a roofing company is, “How much does a new roof cost?”. Calculating the cost for a new roof requires experience and with satellite technology, roofing contractors can get up to a 98% accurate estimate. Because every roof is so unique, a roofing consultation is required in order to provide the most accurate and competitive final cost. Resilient Roofing aims to ensure that each estimate is accurate upfront, so that there are no surprises once the project has started.
ALL ROOFING PROJECTS REQUIRE THESE UPFRONT COSTS.
Tear Off - In all reroofing projects, tearing off old roofing material is necessary for the health and longevity of your roof. In most cases, 3 - 5 roofers could completely tear off a roof for a 1,500 sf home within one day. If your contractor provides you an estimate that seems much lower than other proposals, verify with them that they are removing the old roof first. It is common for contractors to try to save money by not removing your old roof and just nailing new shingles over the existing materials.
Dump Fees - Not only does it cost for the labor of tearing off the old roofing material, but it also costs to dump these materials. Every roofing project has old material that could fill an entire dump truck (often more than once). These fees on average can be $600+ which is why some contractors try to avoid tearing off your old roof in the first place.
New Roofing Material - The cost of your materials will vary depending on whether you have tile, shingles or a flat roof. All reroofing projects will also have underlayment (the material that goes between the plywood and shingle), flashings, and yes, 10,000+ nails! If you are getting a new roof because of a leak, there is a good possibility you will need some woodwork as well. If you are experiencing a leak, Resilient Roofing will be sure to address both current and unknown issues throughout your roof that pose a potential risk. However, we won’t ever know 100% of all the issues until the old roof has been completely removed. Because shingle roofs should last about 20-25 years, there’s a good chance your old vents have not been upgraded in many years and are worn or rusted.
Labor: It only takes one small mistake for your shingles to appear crooked or worse, fall out losing its curb appeal. This is why it would be in your best interest to hire an experienced professional to achieve the look and style you want. According to Home Advisor, the average cost for a roofer to reshingle your home can range anywhere from $1.50/sf to $3.00/sf.
ADDITIONAL ITEMS
There are additional items that are relevant to your reroofing project that will increase your overall costs. These may apply to your reroof project as well.
Fascia Board: Your gutters may hide most of the damage to your fascia board caused by rain. Over time, water running off your roof or pooling in gutters and overflowing will require the replacement of fascia boards. Also, you may notice gutters can no longer attach to the fascia board because the wood is so deteriorated.
Gutters: Similar to the fascia board, your gutters will experience damage caused by rain over time. At the end of your roof’s lifespan, you may notice rusting around the edges and bottom of your gutters. In order to remove most of the water from the perimeter of your home, these gutters need to be clean of debris and installed at the correct distance from the structure.
Spark Arrestors: California Code R1003.9.2.1 requires every chimney to have a spark arrestor. This not only prevents wildlife from entering the home or nesting within the walls of the chimney, but it also prevents large embers from exiting your chimney causing fires to nearby structures. Spark arrestors are typically made of metal, and similar to your gutters, will get worn and rusted over the decades.
